Position Summary

We are seeking a skilled Mechanical & Plumbing BIM Modeler to join our BIM/VDC team. This role is responsible for developing, maintaining, and coordinating highly accurate 3D models for mechanical, plumbing, and HVAC systems using Revit. The ideal candidate will produce field-ready, constructible models and shop drawings that directly support fabrication, installation, and coordination efforts.

This is a Revit-based modeling position focused on real-world installation—not traditional CAD drafting. AutoCAD is not used for production.


Key Responsibilities

  • Develop and maintain detailed 3D BIM models of mechanical piping, plumbing, and ductwork systems using Revit (Fabrication Parts).
  • Model systems exactly as they will be installed, including equipment, hangers, supports, sleeves, and accessories.
  • Produce clear, accurate, and fabrication-ready shop drawings.
  • Optimize system layouts to reduce material usage, fittings, and installation time.
  • Apply annotations, dimensions, elevations, tags, and sheet standards per company guidelines.
  • Coordinate models internally and participate in multi-trade coordination and clash detection.
  • Incorporate submittals, specifications, and design updates into models.
  • Create or request Revit families to support accurate modeling when needed.
  • Model all required supports (clevis, trapeze, specialty hangers) with proper sizing and spacing.
  • Ensure constructability, access, maintenance clearances, and field conditions are accounted for.
  • Update models based on RFIs, field feedback, and design changes.
  • Support field and fabrication teams with layout dimensions, spool drawings, and prefabrication efforts.
  • Perform QA/QC checks on all models and drawings prior to release.

Tools & Software

  • Revit (Fabrication Parts) – primary modeling platform
  • Navisworks – coordination and clash detection
  • Autodesk Construction Cloud – coordination workflows
  • Bluebeam, Microsoft Teams, and related collaboration tools

Note: AutoCAD may be used only as a reference tool, not for production modeling.


Required Qualifications

  • Strong proficiency in Revit-based BIM modeling for mechanical/plumbing systems
  • Solid understanding of HVAC, piping, and plumbing systems
  • Ability to read and interpret construction drawings, specifications, and submittals
  • High attention to detail and commitment to accuracy
  • Understanding of constructability, installation methods, and prefabrication workflows
  • Strong organizational skills with the ability to manage multiple projects and deadlines
  • Effective communication and collaboration skills across teams and trades

Preferred Qualifications

  • Experience in mechanical contracting or fabrication environments
  • Experience with multi-trade coordination and clash resolution
  • Familiarity with hanger/support design and installation practices
  • Knowledge of BIM standards, workflows, and model organization

Work Environment

  • Primarily office-based role
  • Occasional visits to job sites and fabrication facilities
  • Collaboration with field teams, project managers, and other trades
